Madison Beach Hotel To Seek Another Temporary Certificate Of Occupancy For Weekend Events

Hired fire watch required for last weekend's events, along with elevator operator.

As construction continues at the Madison Beach Hotel, the owners of the hotel likely will seek another temporary certificate of occupancy in order to hold more events there this weekend, town officials say.

First Selectman Fillmore McPherson said a permanent certificate of occupancy still is not imminent, but that an inspection is scheduled that could allow for another temporary certificate of occupancy (TCO) for this weekend, assuming all the necessary conditions are met.

The TCO that was provided for last weekend expired last Sunday night. Last weekend's TCO specified that only certain parts of the building could be used. Those included the first floor main lobby, the first floor lobby deck area to center egress stairway, the first floor restrooms, the second floor banquet room, the second floor Tides Restaurant/Bar area and Spinnaker Room, the second floor banquet deck area to the center of the building, and the second floor restrooms.

The rest of the building was "not to be used in any capacity at all," the TCO says. The TCO also required that a fire watch be hired through the Madison Fire Department for the events last weekend. And it required that an elevator operator be hired. "The Otis Elevator Company did not pass the state inspection," the TCO says.

The document is signed by Ric Duques, the owner of the hotel, Madison's Building Official Vincent Garafalo, and Madison Fire Marshal Samuel DeBurra. It was dated Aug. 6, 2011, and it ran from Aug. 6 to at 12 p.m. to Aug. 7 at 11 p.m.

Madison Beach Hotel officials declined earlier this week to specify a date as to when the hotel might be ready to open in its entirety. Construction crews continue to work from early in the morning to late in the evening. The new hotel has been under construction since October 2009, when the old hotel was torn down. The new hotel, in addition to restaurants and hotel rooms, will include a spa and other luxury ammenities, the hotel's owners have said.

Hotel officials have said that they have events planned for every weekend for the rest of the summer and early fall.
